Q:  Why does a home seller need to hire a home inspector?

A:  A home seller needs to hire a home inspector because every home buyer is advised to hire one.  If the buyer's inspector finds areas of concern it could affect your bargaining power or worse, you could lose the sale.  Some minor repairs before your home hits the market could save you thousands of dollars.  Depending on the issues, you may be able to simply disclose the information and defer the maintenance.  If you are upfront about the condition of your home, the buyer will trust you and trust their decision to buy your home.

Q:  My realtor strongly suggested that I get a home inspection before buying my dream home.  I looked the house over really well and I don't see anything wrong with it.  Is an inspection really necessary?

A:  Even though you looked it over thoroughly, many problems can be hidden under the surface of your dream home.  Remember, this is a major investment and you need to know everything about the home.  Trust a professional to point out the positive and negative aspects of your investment.  Also, sometimes the things your inspector finds can help you negotiate a better deal. Q:  How do I find good home inspector?

A:  Start your search by asking friends and family for references.  If there are homes for sale in your neighborhood, ask the owner who did the inspection. Sometimes your realtor will offer a list of names for you to choose from as well.   

Your inspector must supply their NYS license number and clearly explain what will be examined during the inspection.  They should also have experience and be members of a reputable home inspection association.  Reputable professional associations are non-profit and encourage members to be unbiased & honest.  Your inspector should not have any conflict of interest (ex. Offers to make repairs for a fee, only works with certain realtors, inspects the home for the buyer & the seller, etc.).  

Finally, ask the inspector how they will report the results of the home inspection.  A professional will supply a detailed written report, not a checklist.  

Q:  What will a home inspector be looking for?

  •  Roof - Materials
  •  Exterior - Runoff & landscape drainage, soil, stoops, steps, driveway, sidewalks
  •  Interior - Walls, floors, ceilings, appliances' age & life expectancy, ventilation 
  •  Structure - Construction type, materials, framing
  •  Plumbing - Pipes, fixtures, washers, dryers, hot water heaters
  •  Heating/Cooling - Capacity, age & life expectancy of equipment
  •  Electrical - Capacity, safety, necessary repairs or upgrades are suggested
  •  Foundation - Materials, structural problems, water seepage 
  •  Attics - Ventilation, structure

Q:  Is radon something I should be worried about?

Q:  Should I be at the house during the inspection?

A:  Yes.  If you are there, the inspector can show you first hand some of the positive & negative aspects of the home.  The inspection will be very thorough and will probably last 2-3 hours.  It is time well-spent because you can learn more about your investment.

Q:  What if the inspection reveals problems with the home?

A:  Your home is one of the biggest investment you will ever make.  A home inspection can protect that investment and the health and safety of your family.  Many issues discovered in an inspection can be easily and inexpensively fixed, even environmental hazards.
